Responsibility

  • Lead the Asset Enhancement Initiative project team, including conducting the feasibility study in compliance with local code requirements, preparing the scope of work in line with mall design and preliminary cost estimates
  • Liaise with authorities, consultants and contractors in project management
  • Develop engineering strategies to improve retail mall operations and oversee daily operation
  • Strategise energy and cost-saving measures, including managing term contract renewals and purchases to ensure cost synergy
  • Plan short and long-term CAPEX, prepare OPEX/CAPEX budget
  • Set benchmarks for monitoring the performance of key contractors, including regular audits to ensure that expected standards are adhered to
  • Resolve incidents, implement processes and monitor activities in a timely and effective manner
  • Review and update the building specifications and support the Leasing Department by providing the base M&E specifications for existing and reconfigured shop units
  • Review SOP, revise, enhance and update if necessary to align with operational requirement

Qualifications/Requirements

  • Bachelor Degree in Mechanical & Electrical Engineering, Building/Facilities/Real Estate
  • Minimum 10 years of experience in leading a building operations team in large property companies, preferably in a retail mall
  • Sound knowledge of authority codes of practice and submission procedure
  • Good facilities management experience and strong M&E background. Good knowledge of processes and submissions to various authorities with regards to building works and maintenance
  • Possess strong leadership skills and able to interact with staff at all levels
  • Possess a high degree of initiative, tactfulness and strategic thinking
  • Possesses excellent verbal and written and communication skills. Good network of contacts with both the private and public sectors
  • Proficient with MS Office applications
  • SCEM/ GMFM / FSM will be an added advantage

Responsibility

  • Manage Tenants’ onboarding and offboarding process such as handover, takeover, fitting out, renovation and reinstatement of tenants’ units as per mall guidelines and permissible period
  • Manage rent arrears and oversee litigation matters
  • Manage tenants’ instore event submissions
  • Establish and maintain good landlord-tenant relationship
  • Conduct the regular mall walk and ensure tenants’ compliance to mall guidelines and house rules
  • Communicate with tenants to provide a one-stop solution on all operational matters
  • Attend to tenants’ feedback and address their concerns
  • Organize Tenant engagement programmes such as tenant talks and retailer product briefing
  • Administration of tenancy updates, minutes, utility contracts, memos, purchase requisitions, fire safety compliances, aircon extensions, tenants’ capex submissions, as-built refunds and circulars.

Qualifications/Requirements

  • Possess a Degree or Diploma in Estate Management or Business Management
  • Minimum 5 years of relevant experience in a similar position
  • Project management skill is an advantage
  • Independent, responsible, and willing to work beyond office hours
  • Possess excellent interpersonal skills with good command of spoken and written English
  • Analytical, detailed and organized
  • Proficient with MS Office

Responsibility

  • You will play an integral role, as part of the Facilities Management team in an iconic mall, to ensure that the engineering facilities are maintained at the highest standards
  • Monitoring and operation of AV/multimedia systems
  • Provides all aspects of engineering, troubleshooting and technical services to support internal/external business partners as well as attending to Tenants’ requests, feedback and complaints on maintenance-related matters
  • To lead, oversee and guide a team of technical crews
  • Planning and organising of maintenance/repair works
  • Tenancy Work – Shop unit site inspection, pre-inspection & pre-opening inspection
  • Assist in special/ad-hoc project(s) site inspection, data collection, compliances, etc
  • Assist in procurement and purchasing of spare parts
  • Assist in checking for lease specification checks at riser/tenants (whenever required)
  • Manage and supervise vendors/contractors
  • Leading specific task forces based on trades
  • Events support and arrangement.
  • Creation of SOP
  • On-ground training

This may not be exhaustive and will vary to the mall business operations needs too. Or any other work assignment directed by the management.

Qualifications/Requirements

  • Diploma, NTC 2 or NITEC/Higher NITEC in Mechanical/Electrical/Building Services
  • Minimum 5 years of relevant working experience in maintenance of M&E systems and building facilities.
  • Basic computer knowledge
  • Excellent team worker
  • Good supervisory and interpersonal skills with leadership qualities
  • Conversant in English and able to write reports
  • Willing to work on weekends, public holidays and shifts

Responsibility

  • Be mall ambassadors by providing exemplary customer service at all service touchpoints such as Concierge counters, ION Suite, Call Centre/Customer Care, etc
  • Attend to shoppers/tenants queries with in-depth mall and promotional knowledge, including ION Orchard’s customer loyalty program
  • Administration of partner promotions and reward redemption both at Concierge counters and in-store for ION Orchard’s customer loyalty program
  • Ensure all enquiries and/or feedback/complaints are addressed with the shoppers/tenants within stipulated guidelines and service levels
  • Responsible for managing all verbal and/or written enquiries received from all shoppers/tenants facing touchpoints when assigned with Call Centre and/or Customer Care deployment(s)
  • Responsible for general administration duties such as inventory management, reporting, etc
  • Undertake ad-hoc projects and responsibilities that may be assigned from time to time

Qualifications/Requirements

  • Minimum 1 year of working experience
  • Relevant experience in a retail or hospitality environment will be an added advantage
  • Ability to converse fluently in English. Other language skills will be a plus factor
  • Pleasant personality with a genuine aptitude for service-related work
  • Willing to work on weekends, public holidays and shifts
